Audit-first short-term rental management

The ledger comes first.

We run the guest register, the tourist tax file and the payout ledger before a listing goes live. Every figure carries a source and a date, and reconciles to gross booking revenue.

Managed scope

Five operations we run on your listing. One we hand back to you.

Management fees are charged on gross booking revenue. Platform commission, cleaning and utilities sit outside the fee and appear as separate lines on the monthly statement.

Poruch administers tourist-tax tracking, the guest register and reporting packs. Registration and filing stay with the landlord.

  1. Listing build and copy

Title, photo order, house rules and check-in instructions written per platform. Nothing publishes before you approve the draft.

    Reviewed at onboarding

  2. Pricing calendar

Nightly rates set from booked comparables, with the source and the date recorded for every change. Seasonal blocks, minimum stays and gap nights are documented in the monthly pack.

    Rates reviewed monthly

  3. Guest messaging

Enquiries, ID collection, arrival logistics and issue escalation handled in a single thread, so no guest waits on two inboxes. Response targets are written into the service agreement.

    Targets stated in the agreement

  4. Turnovers and linen

Cleaner scheduling, restocking and photo-verified handover between stays, each logged against the booking that triggered it.

    Photo log per turnover

  5. Maintenance and repairs

Trades dispatched inside an agreed spend limit. Anything above the limit comes to you for approval first, with the quote attached.

    Spend limit agreed upfront

Compliance boundary

We administer the ledger. The landlord keeps the legal duty.

A line written down before the first booking. syntrador.com keeps the operational record for short-term rental management; registration and filing stay in your name.

We administer

  • Tourist-tax tracking on every booking, carried in the same ledger as the payout
  • Guest register kept current for each stay, with arrival and departure dates
  • Monthly reporting pack, each figure dated and traceable to a booking row
  • Fee line shown on gross booking revenue, never netted into the payout quietly

Landlord remains responsible

  • Registering the property and the letting activity with the local authority
  • Filing and paying tourist tax and personal income tax by the statutory deadline
  • Declaring letting income in your annual return as the property owner
  • Housing standards, fire safety paperwork and building consent for the unit

Payout estimator

Run the same month twice, self-managed and managed.

Both columns start from identical gross booking revenue, so the gap you see is the fee, not the arithmetic. Tier detail sits on the Services page.

Next step

Start with the ledger, not the pitch.

An operations review walks through one month of your bookings: booking channels, cleaning and turnover costs, tourist-tax records, and what actually reaches your account. You receive the findings whether or not you go on to work with us.

Response within two business days. The review is prepared by the same team that runs the properties.
